Before working with a Real Estate broker, you should know that the duties of
the broker depend on whom the broker represents.
Texas Real Estate Law
allows you, as a buyer, to have Buyer Representation - "someone in your
corner",
contact Idzi. The broker becomes the buyer's agent by entering into
an agreement to represent the buyer, usually through a written buyer
representation agreement.
This Buyer's Agreement clearly gives you, a buyer, someone in your corner.
It spells out the broker's and the agent's responsibilities to you as a
buyer.
Representing you, there are several things I would do first:
- Help you to decide on one or two prime AREAS of interest by looking at
an overview of all areas in your price range, and falling within your
general guidelines as to house styles, neighborhoods, distance from work,
etc.
- Run a computer baseline of all properties that fit into your specs in
the neighborhoods that you've chosen to explore.
- With you, - eliminate listings from computer pictures, listing
printouts, and from physically looking at the properties
- Hone in on one or more houses presently on the market or see future
listings AS THEY COME onto the market
Once you have decided on one or more properties, I will run tax/property
information, property listing histories, and comparisons of like properties
that have sold from the street/neighborhood to help you arrive at a suitable
price to offer.
When you are ready, I will prepare a contract for you and negotiate it in
your best interest. After a contract is agreed upon between you and the
seller, I will accompany you through inspections, mortgage appraisals and,
finally, closing. I will be available to help you on every step along the
way.
